Industrial Door Maintenance
Glasgow.

Industrial door maintenance should reflect what each opening does, how often it operates and what could happen if it fails. We help Glasgow businesses plan servicing, identify defects and keep a useful record for their site equipment.

Build The Plan Around Each Door

A quiet store shutter and a busy loading bay door do not experience the same wear. Start with an asset list recording the door type, manufacturer, location, operation and available instructions. Include associated controls and safety devices so the plan covers the complete installation rather than a list of motors.

Inspection frequency should follow the manufacturer instructions, risk assessment and actual conditions of use. Repeated impacts, corrosive surroundings, wind exposure or heavy traffic can justify more attention. Avoid assuming that a generic annual visit is suitable for every door simply because it is easy to put in a calendar.

What A Maintenance Visit Should Examine

The scope may include curtain or panel condition, guide alignment, tracks, hinges, bearings, fixings, drive components, balance and seals. For powered doors, it also considers controls, limits, emergency arrangements and protective devices. The precise tasks depend on the equipment, and adjustments should follow the manufacturer procedures.

A photoelectric device appearing to light up does not by itself prove that the safety function works correctly. Checks need to consider how the door responds to the device and what happens if a fault occurs. Where force limitation is part of the safety strategy, relevant testing should be identified in the plan.

Maintenance can reveal defects that cannot be resolved during the visit. These need a clear priority, an explanation of the hazard and any restriction on use. A service label is useful for asset tracking, but it is not a substitute for a written record describing the condition and remaining actions.

The Workplace Maintenance Duties

The Provision and Use of Work Equipment Regulations 1998 require equipment used at work to be maintained in an efficient state, efficient working order and good repair. Where deterioration could create danger, suitable inspections by competent people are required. Keep the maintenance arrangements connected to the actual risks at the opening.

The Workplace (Health, Safety and Welfare) Regulations 1992 also address maintenance and safe doors and gates. HSE guidance on powered doors stresses the importance of ongoing safety checks. BS EN 12453 is a relevant reference for assessing powered door safety, but a checklist alone cannot replace a site-specific risk assessment.

How To Put A Programme In Place

First, gather the existing asset register, instructions, previous reports and known faults. Agree which doors are in scope and identify any shared responsibilities between occupier, landlord and managing agent. The responsibility for organising work should be clear before a contract begins, particularly on a multi-tenant estate.

Next, assess the door inventory and set a proposed schedule, access requirements and reporting format. Group work around site operations where possible, while allowing enough time for safe isolation and functional checks. Ask how defective equipment is escalated, how repair approvals are handled and who receives the completed records.

Review the programme when door use changes, new machinery is installed or damage occurs. A maintenance visit does not remove the need for staff to report new symptoms between visits. Our roller shutter repair service is the route for a new fault, while a planned replacement may need a fresh survey and specification.

  1. List the assets and collect equipment instructions.
  2. Assess usage, environment and inspection needs.
  3. Agree the visit schedule and reporting scope.
  4. Record defects, restrictions and follow-up actions.

Costs And Useful Handover Records

Maintenance costs depend on the door count, types, access height, site travel arrangements and the required testing. A mixed portfolio of sectional doors, shutters and high speed doors takes different preparation from a row of identical shutters. Ask whether consumables, replacement parts, access equipment and reactive repairs are included or charged separately.

A useful report identifies each asset, the checks undertaken, adjustments made, defects found and restrictions applied. Keep the report with the instructions and repair history so that future work starts from reliable information. An unresolved safety defect needs action rather than being carried forward unnoticed to the next service date.

Planned Maintenance Questions

Practical answers before you arrange a visit.

How Often Should Industrial Doors Be Serviced?

Industrial door servicing intervals should reflect the manufacturer instructions, operating frequency, environment and site risk assessment. There is no single interval that fits every installation. A heavily used goods entrance may need a different schedule from a lightly used store shutter, and damage or changed operation can require an earlier inspection.

Is A Service Report A Safety Certificate?

An industrial door service report records the work and checks completed at that visit. It should identify defects, restrictions and further actions rather than imply that all future use is covered. Ask what was inspected and tested, and keep the report alongside the equipment instructions, risk assessment and repair history.
